Sales of real estate units and loans - Q3 2023

In the third quarter of 2023 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 210,088. The percentage change, calculated on seasonally adjusted data, was +8.0% compared with previous quarter and the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -4.9%.

Compared with the previous quarter, the residential sector marked positive percentage changes in all geographical areas of the Country (North-West +20.0%, South and Islands both +3.3%, North-East +2.6% and Centre +0.2%). The economic sector increased in the whole territory (North-West +20.8%, North-East +17.5%, Centre +15,0%, Islands +9,6%), with exception of the South (-0.5%).

93.6% of the notary agreements concerned transfers of residential properties (196,709), 6.1% affected transfers of properties for business purposes (12,735) and 0.3% estates for special uses and multi-owned properties (644).

Compared with the third quarter of 2022, real estate unit exchange agreements decreased by 6.0% in the residential sector and they increased by 15.2% in the economic sector.

At a territorial level, the housing sector marked, on an annual basis, negative percentage changes in the whole Country (Centre -13.0%, North-East -6.6%, North-West -5.7%, South -2.7%), with exception of the Islands (+4.0%). The economic sector rose across the whole territory: North-East (+26.8%), North-West (+15.9%), Islands (+15.0%), South (+9.4%), Centre (+7.4%). In the residential sector, the sales of real estate units descreased in large and small cities (respectively -6.7% and -5.6%); on the contrary, in the economic sector, they increased in both (+14.2% in large cities and +15.9% in small cities).

The mortgage-secured loans amounted to 72,497. The percentage change, calculated on seasonally adjusted data, was +7.4% compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -24.4%. Compared with the previous quarter, the whole territory marked positive percentage changes, with a peak in the Noth-West (+21.3%). On the contrary, compared with the III quarter of the 2022, the mortgage-secured loans declined across the whole territory (Centre -28.9%, North-West -25.1%, North-East -24.3%, South -19.2% and Islands -17.6%), in large cities (-25.2%) and in small cities (-23.9%).
