In the third quarter 2022 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 220,995 (-2.7% compared with previous quarter and -1.0% on an annual basis).
Compared with the previous quarter, the residential sector marked negative percentage changes in all geographical areas: South -7.0%, Islands -3.7%, Centre -2.9%, North-East -2.5% and North-West -0.6%. The economic sector was down in the Islands (-5.7%) and South (-5.2%), while increased in the North-West (+2.2%), Centre (+1.7%) and North-East (+1.4%).
94.7% of the notary agreements concerned transfers of residential properties (209,365), 5.0% affected transfers of properties for business purposes (11,054) and 0.3% estates for special uses and multi-owned properties (576).
Compared with the third quarter 2021, real estate unit exchange agreements decreased by 1.1% in the residential sector while increased by 1.1% in the economic sector.
On an annual basis, housing sector declined in the North-East (-4.0%), South (-2.0%) and North-West -0.8%, while increased in the Islands (+3.4%) and Centre (+0.7%). The economic sector recorded positive percentage changes in the Centre (+7.8%), North-West (+1.5%) and South (+1.1%), while recorded negative percentage changes in the Islands (-12.6%) and North-East (-0.1%). In large and small cities residential sales dropped (respectively -1.7% and -0.2%), while transfers of properties for business purposes increased (+2.2% in large cities and +0.3% in small cities).
The mortgage-secured loans amounted to 95,945 (-5.5% compared with the previous quarter and -7.4% on an annual basis). The decline was homogeneous on the whole territory either compared with the previous quarter (South -10.0%, Islands -8.3%, Centre -6.6%, North-East -4,2%, North-West -3.4%) or year-on-year (Centre -8.7%, North-East -8.2%, South -7.4%, North-West -6.6%, Islands -4.4%, larges cities -8.2% and small cities -6.8%).
