Sales of real estate units and loans - Q4 2024
In the fourth quarter of 2024 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 284,812. Compared with the previous quarter, the percentage change (seasonally adjusted data) was +3.9%, while on an annual basis (raw data), the increase was equal to +2.7%.
Compared with the previous quarter, the residential sector increased in the North-East (+6.8%), South (+6.3%) North-West (+4.0%) and Islands (+3.0%), while it was unchanged in the Centre. The economic sector increased in the South (+7.5%) and Islands (+2.1%), it remained substantially stable in North-West (-0.1%) and it decreased in the Centre (-3.9%) and North-East (-2.8%).
93.7% of the notary agreements concerned transfers of residential properties (266,848), 5.9% affected transfers of properties for business purposes (16,908) and 0.4% estates for special uses and multi-owned properties (1,056).
Compared with the fourth quarter of 2023, real estate transactions increased in the residential sector (+3.1%) and decreased by 3.6% in the economic sector. At a territorial level, the housing sector rose on an annual basis in the North-East and South (both +7.3%), in the North-West (+4.1%) and Islands (+2.6%), while it decreased in the Centre (-6.9%). The economic sector fell in the Centre (-11.6%), in the North-East
(-5.2%), in the Islands (-2.9%) and North-West (-2.3%), while it grew in the South (+3.7). In the housing sector the sales of real estate units remained substantially stable in large cities (-0.2%) and rose in small cities (+5.6%), instead in the economic sector they fell both in the large and small cities (respectively -6.3% and -1.9%).
The mortgage-secured loans amounted to 98,608. Compared with previous quarter, the percentage change was +5.9%, while on an annual basis it was +16.9%. The growth concerned the entire national territory both on no-seasonally adjusted data (Islands +9.1%, South +8.4%, North-East +8.1%, North-West +4.9% and Centre +1.9%) and on an annual basis (North-East +21.9%, Islands +20.5%, South +18.9%, North-West +17.7%, Centre +6.4% and small and large cities, respectively +19.8% and +13.3%).
In the entire year 2024, the real estate market with 950,240 notarial agreements of sales of real estate units recorded a growing trend compared with previous year (+1.7% overall; +1.8% housing sector and +1.0% economic sector). The mortgage-secured loans, with 331,013 agreements, increased by 7.2%
