In the first quarter 2023 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 210,691 (-5.0% compared with previous quarter and -11.0% on an annual basis).
Compared with the previous quarter, the residential sector marked negative percentage changes in all geographical areas of Country (North-West -11.3%, South -4.7%, Centre -4.3%, Islands -2.2%), with exception of North-East (+1.0%). The economic sector grew in North-East and Centre (respectively +13.0% and +6.9%), while remained substantially stable in Islands (-0.1%), North-West (+0.4%) and South (+0.5%).
9% of the notary agreements concerned transfers of residential properties (197,547), 5.9% affected transfers of properties for business purposes (12,474) and 0.3% estates for special uses and multi-owned properties (670).
Compared with the first quarter 2022, real estate unit exchange agreements decreased by 11.6% in the residential sector and increased by 1.6% in the economic sector.
At a territorial level, housing sector marked, on an annual basis, negative percentage changes in the whole Country: North-West -16.5%, Centre -16.0%, North-East -7.8%, Islands -4.9% and South -4.6%. The economic sector increased in the Sud (+5.5%), North-East (+2.8%), Islands (+1.0%) and North-West (+0.7%), while declined in the Centre (-1.8%). In the residential sector, the sales of real estate units descreased in large and small cities (respectively -18.3% and -6.4%); in the economic sector, instead, they increased (respectively +1.5% and +1.6%).
The mortgage-secured loans amounted to 73,582 (-12.6% compared with the previous quarter and -31.0% on an annual basis). The decline affected the whole territory both compared with the previous quarter (North-West -20.5%, Centre -12.6%, South -8.0%, North-East -5.9% and South -5.0%) and year-on-year (North-West -36.5%, Centre -33.9%, South -25.6%, North-East -25.5%, Islands -25.3%, large cities -36.4% and small cities -26.6%).
