Sales of real estate units and loans - Q3 2024
In the third quarter of 2024 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 209,630. The percentage change, calculated on seasonally adjusted data, was +1.5% compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -0.2%.
Compared with the previous quarter, the residential sector increased in the Islands +3.9%, North-West +2.5%, North-East +1.6% and South +1.2%, while it remained substantially stable in the Centre -0.1%. The economic sector decreased in the Centre -4.5%, South -1.3%, North-East -0.7%, while grew in the Islands +1.2% and it was almost unchanged in the North-West +0.2%.
94.0% of the notary agreements concerned transfers of residential properties (196,969), 5.7% affected transfers of properties for business purposes (11,966) and 0.3% estates for special uses and multi-owned properties (695).
Compared with the third quarter of 2023, real estate unit exchange agreements remained substantially stable in the residential sector (+0.1%) and decreased by 6.0% in the economic sector.
At a territorial level, the housing sector rose on an annual basis in the Islands (+2.4%) and North-West (+1.5%), decreased in the Centre (-3.2%) and remained substantially stable in the North-East (+0.2%) and in the South (-0.2%). The economic sector fell in the Centre (-12.4%), in the North-East (-8.8%) and North-West (-5.4%), while it showed slight signs of growth in the Islands (+0.8%) and South (+0.3). In the housing sector the sells of real estate units decreased in larges cities (-0.7%) and rose in small cities (+0.8%), instead in the economic sector they fell both in the larges and small cities (respectively -11.8% and -2.1%).
The mortgage-secured loans amounted to 79,599. The percentage change calculated on seasonally adjusted data was +6.1%, compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was +9.8%. The growth concerned the entire national territory both on no-seasonally adjusted data (North-East +7.4%, North-West and Islans both +5.8%, Centre +5.6% and South +5.5%) and on an annual basis (North-East +12.6%, North-West +12.1%, South +6.1%, Centre +4.8% and large and small cities both +9.8%).
