Sales of real estate units and loans - Q1 2025
In the first quarter of 2025 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 228,623. The data increased both compared with the previous quarter (+1.5% – seasonally adjusted data) and year-over-year (+8.7% – raw data).
Compared with the previous quarter, the residential sector rose in the North-West (+5.1%) and in the Islands (+1.7%); it remained substantially stable in the North-East (+0.3%) and it decreased in the Centre (-2.1%) and in the South (-0.9%). The economic sector increased in the North-West (+4.6%), North-East (+1.8%), in the Centre (+1.3%), South and Islands (both +0.4%).
93.8% of the notary agreements concerned transfers of residential properties (214,545), 5.8% affected transfers of properties for business purposes (13,311) and 0.3% estates for special uses and multi-owned properties (767).
Compared with the first quarter of 2024, real estate transactions increased in the residential sector (+9.5%) and remained substantially stable in the in the economic sector (-0.5%). At a territorial level, the housing sector rose on an annual basis in the North-West (+17.2%), North-East (+13.2%), Islands (+6.9%) and South (+6.1%), while it decreased in the Centre (-4.0%). The economic sector fell in the Centre (-8.7%), in the North-East (-4.8%), while it grew in the South (+9.3), North-West and Islands (both +1.2%). In the housing sector the sales of real estate increased both in small cities (+9.6%) and large cities (+9.2%), while in the economic sector they fell in the large cities (-2.1%) and remained substantially stable in small cities (+0.5%)
The mortgage-secured loans amounted to 88,820. Compared with previous quarter, the percentage change was +6.4% (seasonally adjusted data), while year-over-year it was +31.5% (raw data). Compared with the previous quarter, the growth concerned the North-West (+11.0%), South (+6.1%), North-East and Islands (both +5.5%); the Centre, on the contrary, decreased (-0.7%). On an annual basis the growth affected the entire national territory (North-West +40.5%, North-East +35.0%, South +31.3%, Islands +28.9%, Centre +13.2% and small and large cities, respectively +32.9% and +29.8%).
