Sales of real estate units and loans - Q1 2024
In the first quarter of 2024 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 210,233. The percentage change, calculated on seasonally adjusted data, was -5.3% compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -4.0%.
Compared with the previous quarter, the residential sector decreased across the Country: North-East -6.8%. Centre -6.2%, North-West -5.9%, South -4.8% and Islands -2.3%. The economic sector decreased in South (-5.2%), Islands (-3.7%), North-West (-2.3%) and Centre (-2.0%), while it increased in North-East (+1.7%).
93.2% of the notary agreements concerned transfers of residential properties (196,014), 6.4% affected transfers of properties for business purposes (13,381) and 0.4% estates for special uses and multi-owned properties (838).
Compared with the first quarter of 2023, real estate unit exchange agreements decreased by 4.6% in the residential sector and they increased by 4.3% in the economic sector.
At a territorial level, the housing sector marked, on an annual basis, negative percentage changes in the North-East -8.6%, North-West -5.6%, South -3.7% and Centre -3.5%, while it registered positive percentage changes in the Islands +5.5%. The economic sector rose in North-East (+12.0%), Islands (+10.0%) and Centre (+5.0%); it remained substantially stable in the South (+0.3%) and North-West (+0.1%). In the residential sector, the sales of real estate units descreased in small cities (-4.8%) and in large cities (-4.3%). In the economic sector, they increased in small cities (+8.2%) and decreased in large cities (-1.1%).
The mortgage-secured loans amounted to 67,521. The percentage change, calculated on seasonally adjusted data, was -6.6% compared with previous quarter, while the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -12.0%. Compared with the previous quarter, the whole territory declined (the Noth-West -9.8%, Centre -6.1%, North-East -5.1%, South -4.4% and Islands -2.3%. Similarly, compared with the I quarter of the 2023, the mortgage-secured loans declined in all geographical areas of the Country (North-East -13.4%, North-West -12.4%, South -12.3, Centre -11.9%) although it is more contained in the Islands (-4.6%). The decrease is similar in small and in large cities (respectively -12.1% and -11.8%).
