House prices (provisional) - Q2 2026
The House Price Index (HPI) measures the evolution of market prices of all residential properties that are purchased by households (flats, detached houses, terraced houses, etc.), both new and existing, independently if bought for own-occupancy or investment.
According to preliminary estimates, in the second quarter of 2026 the HPI (see Italian IPAB) increased by 1.7% compared with the previous quarter and by 4.0% compared with the same quarter of the previous year (it was +5.1% in the first quarter 2026).
In the second quarter, prices increased on an annual basis for both new dwellings (+5.0%) and existing dwellings (+3.7%). However, the pace of growth slowed in both segments, down from 6.7% and 4.6%, respectively, in the previous quarter.
On a quarterly basis, the increase of the HPI (+1.7%) reflected the growth in the prices of both new dwellings (+2.7%) and existing ones (+1.5%).
These trends occurred in a context of substantial stability of sales volumes: +0.1% was the annual rate of change recorded in the second quarter of 2026 by the Observatory of Real Estate Market of the Tax Office for the residential sector (down from +4.4% in the previous quarter).
In the second quarter of 2026, HPI increased in all the geographical areas, both on a quarterly and on an annual basis. The highest trend growth is recorded in the Center (+5.1%), slightly below the +5.2% registered in the previous quarter. Growth was more moderate and markedly slowing in the other geographical areas: +4.2% in the North-East (from +6.3%), +3.9% in the North-West (from +5.0%) and +2.6% in the South and Islands (from +3.7%).
