Sales of real estate units and loans - Q2 2023

In the second quarter 2023 the notary agreements regarding sales of real estate units and any other kind of exchange of properties and appurtenances in return for payment amounted to 235,725. The percentage change, calculated on seasonally adjusted data, was -4.1% compared with previous quarter and the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -16.0%.

Compared with the previous quarter, the residential sector marked negative percentage changes in all geographical areas of Country (North-West -5.9%, North-East -5,1%, South -4.1%, Centre -2.4%), with exception of Islands, which remained substantially stable (+0.1%). The economic sector decreased in whole territory: North-West -5.4, Islands -3.2%, Centre -3,0%, South -0.6% and North-East -0.4%.

94.0% of the notary agreements concerned transfers of residential properties (221,514), 5.7% affected transfers of properties for business purposes (13,373) and 0.4% estates for special uses and multi-owned properties (838).

Compared with the second quarter 2022, real estate unit exchange agreements decreased by 16.7% in the residential sector and by 1.5% in the economic sector.

At a territorial level, housing sector marked, on an annual basis, negative percentage changes in the whole Country: North-West -21.6%, Centre -17.8%, South -14.8%, North-East -13.8% and Islands -5.5%. The economic sector declined in North-West (-6.5%), Centre (-6.4%), Islands (-4.2%), while increased in North-East (+6.2%) and South (+4.9%). In the residential sector, the sales of real estate units descreased in large and small cities (respectively -20.9% and -13.5%); in the economic sector, they declined in large cities (-6.6%) and grew in small cities (+2.1%).

The mortgage-secured loans amounted to 78,512. The percentage change, calculated on seasonally adjusted data, was -7.3% compared with previous quarter and the percentage change on an annual basis, calculated on no-seasonally adjusted data, was -35.3%. The decline affected the whole territory both compared with the previous quarter (South -9.5%, North-West -8.4%, North-East -7.6%, Islands -6.3% and Centre -3.9%) and year-on-year (North-West -40.6%, Centre -36.2%, South -32.5%, North-East -30.4%, Islands -27.6%, large cities -39.5% and small cities -31.7%).
